Equity without refinancing

Second Mortgage Business Loans: Use Your Equity, Keep Your Home Loan

Release equity for your business while your existing home loan stays exactly where it is, on the same rate and the same terms.

Leave the first loan alone

Why would a business owner choose a second mortgage?

Many owners are sitting on serious equity in their home or an investment property, but they don't want to touch the loan already on it. Maybe it's on a good deal. Maybe breaking it would trigger costs. Maybe the bank would take weeks and ask for paperwork the business simply doesn't have yet.

A second mortgage business loan sidesteps all of that. A new lender registers a mortgage that sits behind your existing one, lends against the remaining equity, and your first loan carries on untouched. You keep the relationship you have and still get the funds the business needs.

Through Loanster, second mortgage business loans can be considered from $20,000 to $5,000,000 over residential or commercial property. When the documents are ready, settlement can move quickly, and being cashed up as soon as tomorrow is possible for eligible applicants.

A second mortgage business loan is a loan secured by a registered mortgage that ranks behind your existing first mortgage. It lets you borrow against spare equity without refinancing your current loan. Loanster considers second mortgage business loans from $20,000 to $5,000,000 over residential or commercial property, with funding possible within 24 to 48 hours for straightforward deals.

Your three choices

Refinance, second mortgage or caveat?

Each way of using property equity trades off speed, cost and how long the money is needed.

Refinance the first loan

Can be the cheapest over time, but usually the slowest, and you give up the loan you already have.

Second mortgage

A middle path: keeps your first loan, registers proper security and suits needs lasting months or years.

Caveat

The quickest of the three, built for short gaps. See our caveat loans page for when it fits.

How does a second mortgage work for a business loan?

The second lender looks at the property's value, subtracts what's owed on the first mortgage and works out how much of the remaining equity it's comfortable lending against. If the property is ever sold, the first lender is repaid first and the second lender next, which is why second mortgages are priced a little higher than first mortgages.

The loan is for business purposes, but the property can be personal. Plenty of company directors use the family home to back the business, with the property owners signing as guarantors where needed.

Does my first lender have to agree to a second mortgage?

That depends on the first lender and your loan contract. Some first mortgagees need to be notified or give consent before a second mortgage is registered, and some have conditions about further borrowing. Your new lender will work through this as part of the process.

This is where accurate information helps most. Tell us who holds the first mortgage and roughly what's owed, and we can steer you towards a lender who handles that situation every day.

How fast can a second mortgage business loan settle?

Speed is usually set by the paperwork, not the lender. For straightforward property-secured deals, $20k to $250k can be possible the same day, and up to $5m can be possible within 24 to 48 hours. If your first lender's consent is required, allow for their turnaround.

What do businesses use second mortgage funds for?

Second mortgages suit bigger, longer needs: buying out a business partner, funding an expansion into a new site, consolidating expensive short-term business debts, or carrying the business through a contract that pays slowly.

Picture a family-owned transport company that wants to buy out a retiring co-owner. The bank wants months and full financials. The remaining owners have equity in their home, already mortgaged at a good rate. A second mortgage releases the funds, the buyout settles on time and the home loan stays as it is.

Can I get a second mortgage with bad credit?

Bad credit and ATO debt are considered case by case. Because a registered mortgage is in place, lenders can often look past an imperfect file when the equity and the repayment plan are sound.

Be upfront about any defaults or arrears. Lenders handle these all the time, and a full picture early on avoids surprises at the approval stage.

If the reason your credit took a hit is an overdue tax bill, a second mortgage can sometimes do double duty: clear the debt and give the business breathing room. Our page on bad credit business loans explains how lenders weigh up older defaults against strong equity and a clear plan, and what you can do to present your application in the best possible light.

Common questions

Second Mortgage Business Loans: Use Your Equity, Keep Your Home Loan FAQs

Can I get a second mortgage on my home for my business?

Yes. Residential property, including your own home, can be used as security for a second mortgage business loan. The funds must be used for business purposes.

How much can I borrow on a second mortgage?

Between $20,000 and $5,000,000, depending on your available equity, the property type and the strength of your repayment plan.

Is a second mortgage more expensive than a first mortgage?

Usually, yes, because the second lender is repaid after the first if the property is sold. Pricing depends on the property, term, risk and lender.

Do I need tax returns for a second mortgage business loan?

Not always. Low-doc options are available because the property provides much of the security, though you'll still need to show how the loan will be repaid.

Can I pay off a second mortgage early?

Many second mortgage loans can be repaid early, but terms vary between lenders. Ask about any early repayment conditions before you sign.

Will a second mortgage affect my first home loan rate?

No. Your first mortgage keeps its existing rate and terms. The second mortgage is a separate loan with its own pricing.
